The Beachfront A Special Investment

 

Owned by Royal Empire Investment Corp.  But was made famous by the Wilson Family who had a long term successes in the 1980 and 90's.  They sold it for $145,000. However, it is now worth on paper about $290,000 and has been fully renovated recently but is $28,345.31 behind in taxes. Due to politics they cannot open. The issue is said to be security, which we could control. Notice there is only two ways in and out of this area, which should make it easy to secure.  They cannot open because they do not have sewage.  And the municipalize will not allow him to connect into the system.  Therefore we cannot pay him what it is physically worth due to its legal disabilities.  This is rthe risk we are taking or amount we must invest to get this establishment up and running

 

They are going to have to take a loss, because this is a risky investment that will require the proper legal connections to reopen this club.  I think $100,000 would be a blessing on both sides, with no assurances we could open the club within one year of purchase, with all the licenses necessary to run a nightclub in Avon Park, FL.  This is the risk investment and we owe the back taxes.  Therefore they walk with $100,000 to earn money another way.

 

If we can control South Delaney through our acquisitions and buy the Beachfront, we would be in a strong position to control the nightlife in this area and could really be in position to reshape our community.

 

The key to the beachfront is that is a hotel, nightclub, bar, package store and restaurant in all in one. It will require a nice set of personnel with the proper skill. I think whoever takes on this enterprise will have to be able to attract quality entertainment and maintain a high level of security, by not allow local thugs to use our place as their front for drug trafficking, because disorder will bring about violence.  This is great opportunity for someone who is into Entertainment, NAS, Dr. Bob Lee or someone who has these types of connections to insure quality entertainment and a safe environment for our cliental.

 

This will require additional investment capital, but you will begin with about $200G in  equity once in operation and upon the initial purchase of this property.  Therefore, all additional investment capital should be available based on the equity of this property and assurance of political non interferences.  But legal fees or professional fee has to be an initial investment and legal counseling is advised prior to making this investment.

 

They are asking for $110G for the hotel, that is unreasonable and they cannot hold out but so long. They are asking for $450,000 for the club, which is definitely unreasonable. There is something to this that doesn't meet the eye.  I think someone is positioning to go after this, because it is marked up too high and look in bad shape, they discontinued gardening, weed are everywhere.  Because it is not even worth half of this and they cannot even open the club even if the law changed because they are broke and I think I found the problem. No sewage and the City will not allow it to go through their property, meanwhile the club is located in the County.  This is something we need to look into!

 

If we control these two spots, we can add controls to drug distribution in Avon Park and at least curb and regulate it, if not stop it all together and take their money a more fun way. One of my main concerns about Avon Park, FL., is the level of drug abuse. It's like there really isn't much else to do around here and hopefully these acquisitions and Operation Solution and Response can make a difference.
